Comprehensive comparative market analysis on every property of interest. Understand fair value, appreciation trends, and negotiation leverage before making an offer.
Data-led offer strategy tailored to each listing's competitive dynamics. We bring the same disciplined process to negotiation that we apply to listing campaigns.
Thorough inspection coordination, title review, and contingency management. We identify potential issues before they become costly surprises at closing.
Seamless coordination between lenders, title companies, inspectors, and attorneys. Every deadline tracked, every document reviewed, every detail managed.
Virtual tours, neighborhood deep-dives, and school district guidance for out-of-state buyers. We become your Austin insider before you arrive.
We analyze submarket trajectories, comparable sales, lifestyle alignment, and price-band fit before bringing a property to your attention — so the search is shorter and the matches are stronger.
As part of eXp Realty's global network, we coordinate seamless relocations and connect you with trusted professionals in your departure city for a synchronized move.
Your interests come first — always. From the initial search through post-closing support, you work directly with the founder of the firm — a supervising agent who knows the Austin market intimately.

Buyer-agent compensation in Texas is now negotiated directly between the buyer and their agent under the August 2024 NAR settlement, commonly ranging from 2% to 3% of purchase price. At Paragon, the fee and how it is paid — by the seller, the buyer, or split — is documented in a written buyer representation agreement before any showings, with no hidden referral splits.
Yes. As of August 17, 2024, Texas buyers must sign a written buyer representation agreement before an agent shows them MLS-listed property per TREC guidance. The agreement defines the agent’s fiduciary duty, the duration of the representation, the geographic scope, and how compensation is structured. Paragon uses a TREC-promulgated form and walks every clause with the client at the consultation, before any property is shown.
Paragon maintains direct relationships with listing agents, builders, estate attorneys, and private-client advisors across the seven counties we serve. When a buyer's criteria match a property that has not yet hit MLS, we surface it directly. We do not pay for or sell access to off-market lists; sourcing is part of standard buyer representation under the engagement letter.
An Austin closing typically takes 30 to 45 days from accepted offer for a financed purchase, and 14 to 21 days for cash. The schedule is set by the option period (usually 5 to 10 days for inspections), the appraisal turnaround (10 to 21 days), and the lender's underwriting timeline. Paragon coordinates each milestone so the buyer never misses a contractual deadline.
Paragon represents buyers across seven Central Texas counties: Travis, Williamson, Hays, Burnet, Blanco, Comal, and Llano. This covers Austin, Westlake, Lakeway, Dripping Springs, Georgetown, Round Rock, Lake Travis, the Hill Country wine corridor, and the lakeshore communities. For relocation outside Texas, Joseph holds a Minnesota referral license to coordinate with vetted agents in other states.
Joseph Stancil (Texas Sales Agent #760204) leads Paragon’s buyer representation under the supervision of Karen Richards (TREC Broker #508111), the Texas supervising broker for eXp Realty (TX broker #603392). Every buyer engagement is reviewed under that supervisory structure, and TREC’s Information About Brokerage Services and Consumer Protection Notice are provided at first substantive contact.
Whether you're relocating from out of state or moving across town, we'll create a personalized search strategy tailored to your goals.
