Public assessor data from the relevant county appraisal district adds context. The CMA is a pricing recommendation and analysis based on comparable evidence — not a guaranteed sale price, appraisal, or commitment to list.
Automated valuation models such as the Zestimate and Redfin Estimate use algorithmic price predictions on broad data sets and can vary materially from actual sale price, particularly on unique homes, recent renovations, or off-market submarkets. A Paragon CMA is human-prepared, weighted to truly comparable closed sales in the same submarket, and shared with the rationale behind every adjustment.
The valuation works from the property address, square footage, bedroom and bath count, lot size, year built, and recent improvements with approximate cost and date.
