When you register with Housing Heroes, Joseph personally connects you with a qualified REALTOR in your market. The REALTOR you work with closes your transaction. Their brokerage pays an inter-broker referral fee to eXp Realty out of their existing commission — the same way licensed agents have referred clients to one another for decades.
Joseph receives his split as personal income. He donates 100% of his personal take-home from Housing Heroes referrals — after his brokerage split with eXp Realty and applicable taxes — to One For All Foundation, a 501(c)(3) public charity caring for orphaned and vulnerable children worldwide.
This is Joseph's personal charitable contribution. The donation is not represented as a donation from Paragon Realty Group, eXp Realty, you, or the REALTOR you work with. You do not receive a tax deduction for participating in Housing Heroes.

One For All Foundation is a 501(c)(3) public charity dedicated to caring for orphaned and vulnerable children worldwide through holistic care, dental health, nutrition, educational opportunity, and — through the Housing Heroes initiative — safe, dignified shelter.
OFAF was founded by Dr. Hakeem Abdul-Karim, DDS in 2012 and carried forward by Joseph Stancil, who serves as Executive Director on a volunteer, uncompensated basis. Joseph receives no salary, fee, or compensation of any kind from OFAF.
Referring license holder. Joseph Stancil — Texas Real Estate Sales Agent #760204, sponsored by eXp Realty, LLC (Texas Broker #603392; supervising broker Karen Richards, Texas Broker #508111) — is the referring license holder for Housing Heroes. Joseph is also licensed in Minnesota (Salesperson #41018733). Housing Heroes refers clients in any U.S. state to a licensed receiving brokerage in that state; Joseph does not represent the destination-state consumer in the transaction itself. Real estate brokerage services are offered only where Joseph or the receiving brokerage is licensed or permitted by law.
The referral arrangement. If you choose to work with the REALTOR Joseph connects you with and you close on a transaction, the receiving REALTOR's brokerage will pay a standard inter-broker referral fee to eXp Realty out of their existing commission. eXp Realty pays Joseph his split per his commission agreement with eXp. This is a standard inter-broker referral arrangement between licensed parties acting in a real estate brokerage capacity, permitted under Texas Occupations Code §1101.002, TREC Rule §535.131, and RESPA §8(c)(3) / 24 CFR §1024.14(g)(1)(v).
No additional cost at closing. The referral fee is paid by the receiving REALTOR's brokerage out of the commission they would receive on your transaction in any case. It is not added to your closing costs and does not reduce any proceeds you receive as a seller. The receiving REALTOR is required by their state to disclose their commission and any referral arrangement to you in writing before representation begins.
Joseph's charitable donation. Joseph personally pledges to donate 100% of his personal take-home from Housing Heroes referrals — after his brokerage split with eXp Realty and applicable taxes — to One For All Foundation, a 501(c)(3) public charity (EIN available on request). This is Joseph's personal charitable contribution. The donation is not made by Paragon Realty Group, eXp Realty, you, the receiving REALTOR, or the receiving brokerage. You do not receive a tax deduction for participating in Housing Heroes.
Volunteer Executive Director disclosure. Joseph serves as Executive Director of One For All Foundation on a volunteer, uncompensated basis. He receives no salary, fee, expense reimbursement, or compensation of any kind from OFAF. This relationship is disclosed for transparency and conflict-of-interest awareness under the FTC Endorsement Guides (16 CFR Part 255).
Your right to choose any agent. Registering with Housing Heroes does not create a representation agreement, obligation, or any duty on your part to work with the REALTOR Joseph connects you with. You are free to choose any agent at any time. The Housing Heroes pledge applies only if you elect to close a transaction with a Housing-Heroes-referred REALTOR under the referral arrangement described above.
Receiving REALTOR selection. Receiving REALTOR selection is based on objective, client-fit criteria — license status, market expertise, service capacity, and client-facing reviews — and complies with the federal Fair Housing Act (42 U.S.C. §§ 3601–3619). Selection is not influenced by referral-fee economics beyond confirming that the receiving brokerage observes standard inter-broker referral practice.
Privacy and data sharing. By registering, you consent to Paragon Realty Group sharing your contact information and transaction parameters with the REALTOR Joseph connects you with for the purpose of facilitating the referral. Your information is otherwise treated in accordance with the Paragon Realty Group Privacy Policy. Texas residents have rights under the Texas Data Privacy and Security Act, including the right to access, correct, or delete personal data; rights are described in the Privacy Policy.
