The best time of year to sell a home in Austin, based on public data from 2023 through 2026, is late winter into spring. Austin-area listings have sold fastest from March through May in every one of those years, and slowest in December and January. Season is only one factor, though: price, condition and your own move date usually matter more. This guide shows the monthly pattern and how to use it.

Austin days on market by month, 2023–2026
The table below shows the median days on market for Austin–Round Rock listings, from Realtor.com data published by the Federal Reserve Bank of St. Louis (FRED).
| Month | 2023 | 2024 | 2025 | 2026 |
|---|---|---|---|---|
| January | 79 | 77 | 82 | 91 |
| February | 70 | 60 | 66 | 75 |
| March | 51 | 40 | 44 | 53 |
| April | 44 | 42 | 44 | 51 |
| May | 44 | 43 | 46 | 56 |
| June | 45 | 51 | 58 | 63 |
| July | 50 | 58 | 66 | 67 |
| August | 55 | 65 | 72 | 73 |
| September | 58 | 72 | 79 | 80 |
| October | 60 | 73 | 79 | — |
| November | 65 | 77 | 81 | — |
| December | 74 | 80 | 88 | — |
Two patterns stand out. First, March through May has been the fastest stretch every year. Second, every month of 2025 and 2026 ran slower than the same month a year earlier, which reflects a market with more supply and higher mortgage rates than in 2021–2022.
Why spring sells faster in Austin
- More buyers are active. Many households with children time a move around the school calendar; 26% of recent buyers had children under 18 at home, according to the National Association of REALTORS® 2026 Profile of Home Buyers and Sellers. Our relocation guide covers what newcomers ask about.
- Homes show better. Green lawns, wildflowers and daylight help both photos and showings.
- But competition also rises. New Austin-area listings peaked in April in 2024, 2025 and 2026, according to FRED's new-listing series. Spring brings more buyers and more competing homes, so pricing still decides who sells first.
Summer and fall: price reductions rise
The number of Austin-area listings with a price reduction has peaked between June and August each year, based on FRED's price-reduction series. In September 2026, about 4,986 of roughly 12,083 tracked listings had a reduction, using the same series and FRED's active-listing count. Homes listed in late spring that do not sell quickly often end up reducing price in summer, when the buyer pool thins and Texas heat slows showings.

Winter: fewer buyers, fewer competitors
December and January have the longest median days on market. That does not make winter a bad time for every seller. With fewer competing listings, a well-priced home can stand out, and the buyers who are looking in December are often on a deadline. Sellers who list in late January or February position themselves ahead of the spring rush.
The current market, fall 2026
- Supply: 5.4 months of inventory and 13,465 active listings across the metro in September 2026, per the Unlock MLS September 2026 Central Texas Housing Report.
- Prices: metro median $421,000 (up 1.4% year over year); City of Austin median $570,958 (up 4.2%), per the same Unlock MLS report.
- Negotiation: homes closed at an average of 92.7% of list price across the metro.
- Rates: the average 30-year fixed mortgage rate was 7.18% for the week of November 5, 2026, according to Freddie Mac.
In this market, the season you choose matters less than listing at a price supported by closed sales. Our home valuation request starts with those comparables.

How to choose your listing month
- Start from your move date. Work backward through closing (set in the contract), the time on market for your price range, and 2–6 weeks of preparation. Our guide on how long it takes to sell a house in Austin walks through each stage.
- Aim to be on the market by early March if you have flexibility, so your first weeks coincide with the fastest months.
- Check your local market, not just the metro. Close-in neighborhoods such as Travis Heights behave differently from new-construction areas in Hutto or Leander, and acreage and ranch land follows hunting season and agricultural calendars.
- Plan for property taxes. If you are buying your next home in Texas, the Texas Comptroller's guide to homestead exemptions explains how and when to apply.
