Caldwell County lies just south of Austin, with Lockhart about 30 road miles from downtown. The San Marcos River forms the county's western edge and Plum Creek runs through its center, across Blackland Prairie cropland in the north and sandy post oak country in the south.
Land near Lockhart is increasingly bought for homesites as Austin grows south, while larger cattle and hay operations remain toward Luling. The Luling area has a long oil-field history, so mineral ownership and existing wells or pipelines deserve early review.
Caldwell County is split among several groundwater districts, and some overlap — the Edwards Aquifer Authority regulates Edwards wells in areas also covered by another district. Which rules apply depends on the exact tract and the aquifer a well draws from.
